This Privacy Policy explains how TPM Inc ("TPM," "we," "us," or "our") collects, uses, and discloses personal information when you visit www.tpmrents.com and any related pages or services (the "Site"), and the rights and choices you have. By using the Site, you agree to this Policy. If you do not agree, please do not use the Site.
1. Information We Collect
We collect the following categories of personal information:
- Information you provide. When you complete a contact, maintenance, or document submission form, request information, or otherwise communicate with us, we collect your name, email address, phone number, mailing or property address, and the content of your message or uploaded documents.
- Information collected automatically. When you use the Site, we and our service providers may collect your IP address, device and browser type, operating system, and dates and times of access, and request or error logs, to operate, secure, and monitor the performance and reliability of the Site.
- Information from third parties. We may receive information from property owners or applicants where relevant to our services.
Documents you choose to submit through the Site (for example, rental applications, cosigner applications, or assistance-animal accommodation requests) may contain sensitive personal information, such as government identification numbers (for example, a driver's license), financial or income information (for example, pay stubs), or health-related documentation. We collect and use this information only to process your application or request and to provide our services, and we do not use or disclose it for other purposes except as permitted by applicable law. Please do not include sensitive personal information in a message or upload unless it is needed for your request.
2. How We Use Your Information
- To respond to your inquiries and provide property management and rental services, including contacting you by phone, email, or text message about your request.
- To process maintenance requests and document submissions.
- To operate, maintain, secure, and improve the Site.
- To prevent fraud and abuse and to protect our forms (for example, with reCAPTCHA).
- To comply with legal obligations and enforce our Terms of Service.
3. Cookies
The Site uses only necessary and functional cookies and similar technologies. These include security and spam protection for our forms (Google reCAPTCHA), live chat support (Tawk.to), and strictly necessary technologies used by our infrastructure providers to host, deliver, secure, and monitor the Site. We do not use advertising cookies, and we do not use cookies to track you across other websites or to build advertising profiles. You can control or delete cookies through your browser settings; blocking necessary cookies may affect how the Site works.
4. How We Share and Disclose Information
We do not sell your personal information, and we do not share it for cross-context behavioral advertising. We may disclose personal information to:
- Service providers who perform services for us, such as website development and maintenance (Deploy Vision), hosting and content delivery, security and bot protection, performance and error monitoring, email delivery, and live chat. Our service providers process personal information only on our instructions and for the purposes described in this Policy.
- Property owners or managers as needed to provide our services.
- Legal and safety recipients when required by law, to enforce our agreements, or to protect rights, property, or safety.
- Successors in connection with a merger, acquisition, or sale of assets.

In the past 12 months we have collected and disclosed the following categories of personal information. We have not sold or shared personal information.

We retain each category for as long as needed for the purposes described in this Policy and as required by law. We do not knowingly sell or share the personal information of consumers under 16 years of age.
6. Your U.S. State Privacy Rights
Depending on where you live, you may have some or all of the following rights regarding your personal information:
- Right to know / access the categories and specific pieces of personal information we have collected.
- Right to delete personal information we have collected, subject to exceptions.
- Right to correct inaccurate personal information.
- Right to data portability (to receive a copy of your information).
- Right to opt out of the sale or sharing of personal information and of targeted advertising. We do not sell or share personal information or use it for targeted advertising, so there is nothing to opt out of.
- Right to limit the use of sensitive personal information (we collect sensitive personal information only when you include it in documents you submit, and we use it only to provide the services you request, which does not require this control).
- Right to non-discrimination for exercising your rights.
California residents have these rights under the California Consumer Privacy Act, as amended by the CPRA. Utah residents have rights under the Utah Consumer Privacy Act. Residents of Virginia, Colorado, Connecticut, Texas, Oregon, Montana, and other states with comparable comprehensive privacy laws have similar rights under those laws. Where a right does not apply in your state, we honor requests as a courtesy where practical.
We do not use personal information for profiling or for decisions that produce legal or similarly significant effects. If you apply to rent a property, your application, including any documents you submit through the Site, is reviewed by our staff as part of our tenant screening process; screening that uses consumer reports is governed by the Fair Credit Reporting Act.
California "Shine the Light." We do not disclose personal information to third parties for their own direct marketing purposes.
7. How to Exercise Your Rights
To exercise any of the rights above, email us at info@tpmrents.com or call 801-375-6719 with your request. We will verify your request using the information you provide. You may use an authorized agent to submit a request on your behalf, subject to verification. If we deny your request, you may appeal by replying to our response or contacting us at the email above; we will respond to appeals within the time required by applicable law. If your appeal is denied, you may contact your state Attorney General to submit a complaint.
8. Children's Privacy
The Site is not directed to children. We do not knowingly collect personal information from children under 13, and we do not knowingly sell or share the personal information of consumers under 16 years of age. If you believe a child has provided us personal information, contact us and we will delete it.
9. Data Retention
We keep personal information for as long as necessary to fulfill the purposes described in this Policy, to provide our services, to comply with our legal obligations, resolve disputes, and enforce our agreements. The criteria we use to determine retention periods include: whether we are still responding to or servicing your inquiry or application, whether you have an ongoing application or tenancy relationship with us, our legal, tax, and record-keeping obligations, and the needs of dispute resolution and enforcement.
10. Data Security
We use reasonable administrative, technical, and physical safeguards designed to protect personal information. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.
11. Third-Party Services and Links
The Site uses Google reCAPTCHA to protect our forms and a live chat provider (Tawk.to). Deploy Vision (deployvision.com) develops and maintains the Site as our service provider. We also rely on infrastructure and operational service providers that are strictly necessary to host, deliver, secure, and monitor the Site, such as hosting and content-delivery networks, security and bot protection, and performance and error monitoring (for example, Microsoft Azure, including Azure Application Insights, and Cloudflare). These providers may process limited technical information (such as your IP address, device and browser details, and request or error logs) and may set strictly necessary cookies or run code required to deliver, secure, and maintain the Site. We may add or change such essential providers from time to time as needed to operate the Site reliably and securely. Our payment page links to external payment portals operated by third parties; payments are made on those providers' websites, not on the Site, and we do not collect or store payment card or bank account information through the Site. The Site may also link to other third-party websites. We are not responsible for the privacy practices of third parties; please review their privacy policies.
12. reCAPTCHA
We use Google reCAPTCHA to protect our forms from spam and abuse. Your use of reCAPTCHA is subject to the Google Privacy Policy and Terms of Service.
13. Changes to This Policy
We may update this Policy from time to time. When we do, we will revise the "Last updated" date above. Material changes will be posted on this page.
